On Tuesday, July 7, 2020, the Sublette County Board of County Commissioners will hear a presentation supporting a zoning change for 43 acres on existing agriculture land on the Upper Hoback Road. The proposal would change the record zoning from A-1 (Agriculture 1) to Recreational Services 1 (RS1).
"If this Change in Zoning is granted, it is the intent of the Jackson Fork Ranch to develop a 45- Room Destination Resort, and an additional housing units [sic] for approximately 23 employees." The property is currently managed as an ag use under the A-1 zoning district. With the exception of R-R and R-R 5 parcels along the first one-mile of the Upper Hoback Road, the next six miles of the Upper Hoback is A-1 throughout the river basin including the project site. Three low-density residential zoning parcels lie to the south of the proposed project site(two 10-acre parcels zoned R-R 10 Rural Residential 10, and on 20-acre parcel zoned R-R 20) and the remainder of the road to the County line is zoned A-1.
